My hubby and I are planning on looking at homes to buy. However, we are not 100% sure that we want to buy --it depends on what we find, we may not find one we like and go with renting. If we look at homes, do we have to pay the real estate agent that shows us the homes?

Is a buyer’s real estate agent required to provide them with a comparable market analysis?

Posted on December 28th, 2009 in Renting & Real Estate | 4 Comments »

Amos R asked:

My friends real estate agent wouldn't give them a comparable market analysis before they made an offer on a house. Is the agent required to provide that? This is in California. They feel as though the agent was trying to inflate the offer by not showing them recent sales info. They have been working with the agent for a while and they have signed a paper/agreement for the agent to represent them as buyers. They already made the offer on the house and now are negotiating the sellers counter offer. To the comment below, its my understanding agents do work for the buyers for free, its the seller that pays.

I can get a $1,000 referral by saying a friend referred me (he is suppose to get the money but he is giving it to me cause he's a friend...). But, would the real estate agent be able to give me a better price on the overall home? Should the real estate agents price override that $1,000 cash? How do I get the best deal? Thanks. FYI, the $1,000 is for community members to refer their friends (my friend is not a real estate agent). EXCELLENT point on the real estate agent...they get 6% around here and the house I'm thinking of costs $118,000. I could "save" them almost $8,000 by going at it alone.
