I would like to invest in real estate but I have limited capital. Should I educate myself first through becoming a real estate agent? Or should I wait until I have enough money for down payment on a property?
I’ve been searching for a job for a while with no luck. I was put on unemployment benefits while searching. I finally decided to get my real estate license while hunting for a job (I used to work as a home loan processor and felt it would aid in a similar line of work). Am I able to still collect unemployment benefits while waiting to get my first sale?

I’ve been in manufacturing sales for over 15 years and recently have been giving some consideration to getting my real estate license to either do a career switch or gain some supplemental income. Ok, I know i need to disclose in advance whether my real estate agent license is active or not but how about if my license has expired. Do I still need to disclose that I used to hold an active real estate agent license & that I have knowledge in real estate? This regards to California.
I am pre-approved for an FHA-loan. I heard that’s a mixed blessing because homes that are FHA-approved are hard to find. Is that true? Or can any home be approved for an FHA-loan? What is a good way to find a real estate agent who is experienced with FHA-loans?

I want to buy this bank owned property that I found. This is my first time buying a home and never used a realtor before. The home is listed for more then I want to offer buy it for, so I want to offer a lower price. I know a realtor who is really aggressive and I think he could get me the house for what I want it for. But I think there will be a few offers on this home. So would it be better if I were to just use the agent who is representing the bank and put my offer in? Would he have more power to negotiate with the bank rather then an agent not representing the bank? My real-estate agent (whom also is representing the seller on this particular property) is asking us for a Proof Of Funds letter. Is this unusual? Why should we let the representative of the seller know how much money we have in the bank, as I think that would impact our leverage in negotiations because the seller and the sellers agent will know how much we could possibly afford? I own a house adjacent to my own, which I rent out. A real estate agent recently told me I’d find it quite agreeable to have it all looked after by his office, and sent me a brochure listing all the services they provide.
I’ve read it, but I’m still not convinced that I need a real estate agent to rent out that little 3-bedroom house.
