Ok, I know i need to disclose in advance whether my real estate agent license is active or not but how about if my license has expired. Do I still need to disclose that I used to hold an active real estate agent license & that I have knowledge in real estate? This regards to California.

I'm purchasing my own home and in about 4 or 5 years I hope to be able to purchase one or two more - and grow from there. What do I need to know to begin a real estate career? Is it better to rent houses out OR try to sell them for a profit? What are some of the best resources (especially online) for real estate beginners?

pink_me asked:

I would like to invest in real estate. I am early 40's, have no debt, home is paid for, etc. I would like to look into buying real estate. I have spent alot of time looking at the local market and have a good understanding of it. But, at this point, I am not sure what to do next. Should I consider purchasing rental property? If so, should I look at small 2 BR homes, duplexes, or homes? Or should I just look for property that has been sitting on the market for a long time that may need some TLC, etc and then flip them? I have never done that and don't really have alot of time to spend remodeling so I would have to hire out. And, the area I live in is a rural , somewhat depressed area. What is your approach to Real Estate?

Does becoming a licensed real estate agent/broker before buying your home save you money?

I am planning to buy a home around $700K in New York City. I'm wondering if I will save any money by becoming a licensed real estate agent/broker (I realize I have to take the test and pass) and then purchasing the home for myself. I would think that by doing this, I would save the broker commission that I would otherwise be paying another real estate agent/broker. Is this a valid assumption? Please provide any information about this. Thanks a lot.
