Stop in at your local library (it’s free!!) and check out their financial section. Also, check locally for housing associations in your area. Some of them run classes and seminars on becoming a landlord.

Buying a two family house will be a disaster for you. Sounds like you want to buy a duplex. You live on one side and rent out the other side. What happens when the renter refuses to pay the rent? Remeber your family lives next door.
First buy yourself a single famliy house. Then buy a cheap house that you can rent out in another neighborhood.
