How do I perform a title search of on a real estate property to ensure that there are no liens on it?

to start with go down to the local county court house where the property is located, they should have a computer data base to search to see if their are any recorded liens against the place

i have always gone through a title company. that comes with insurance if they miss something for about 500 bucks it’s worth saving the headaches.

You will probably have to pay for title insurance anyway, so let the title company do their job-they are responsible for any errors and it could be a complicated search.

Why are you doing all this work when you could hire a Realtor who in turn does all the work at no expense to you. Hiring a Realtor AGAIN would not cost you a PENNY. There are things perhaps you do not know about the complexity of of the contract and in your best interest you need that Realtor. Your concern of liens should not be your only concern- but if your dead set on doing it yourself then have at it. Good luck!!!

depends on where you are, but I would suggest a title company. For a simple lien search it probably won’t cost you more than $150-$200.

Cost of a title insurance policy is based on the price/cost of the home. You will need to call some title companies in your area to get an accurate estimate.
It is unwise & risky to purchase a property without one. There could be unrecorded issues that may arise like an encroachment or adverse possession and you will have no insurance against them.
