What’s my best option in a real estate agent in buying a house I found on my own?

I am in the market for a home and found one through an open house. My real estate agent, who I haven't worked with in 9 months, isn't very good. My question is, should I contact her to negotiate my offer? Should I ask an out-of-town real estate relative? Or look for a new one in town?

If she is not very good and you haven’t worked with her for 9 months—>You don’t owe her anything, this is too important to be careless. If you and your out- of town relative agree on the pros and cons of selling long distance and this would be of benefit to you (save you money) what do you have to loose. If you feel at all uncomfortable using a relative (BEWARE this could cause a riff in your relationship) go for a local agent, This time around you should be better equipped to INTERVIEW your prospective agent and get a GOOD one.
GOOD LUCK

Contact the seller ’s real estate agent yourself and ask for an offer letter!!! Keep in mind the % your real estate agent would be taking and deduct it from the offer. Make sure the sellers agent is fully aware you are working without an agent so they factor that into your offer.

Sometimes is hard to work with a friend or relative when it comes to purchasing the home. If something goes wrong you will lose your friendship with that person.
Look into the website ZipRealty.com There you can read the profile of the agent they have and how their client rated them and pick an agent. They also give you a good percentage of their commission as a rebate to you when you work with them.
I hope this helps.

Too late. You need to research “procuring cause”. Because you walked into an open house, presumably from a sign or advertisement, that agent can claim procuring cause and not pay any other agent you might bring with you. Your only option IF you intend to buy this property, is to have the agent at the open house write the offer. Just keep all your financial information to yourself, as they can use it to the sellers advantage. IF you are not already pre qualified and have a letter from a lender, you’ll need to do that before you can make an offer. If you do not intend to purchase this house, you will need someone who is representing you, so you’ll need to find a Realtor you trust.
