REALTORS cost LOTS more and would be total WASTE of money in this situation. They take 5-7% of sale price.
Attorney Cost depends on state, can be anywhere from $250-750, total.
Need title insurance.

it is always more cost effective, in a “normal” purchase, to
limit yourself to using a buyer’s agent and never ever a dual agent.

Attorneys cost about $150/hour and you can expect about 1/2 day for legal fees in property transfer, probably less for in-family transaction. You may both have to hire attorney’s though to insure there is no conflict of interest.
There is absolutely no reason to involve a realtor for this kind of transaction.
