You want an agent who will represent you as a buyer’s agent. Most agents work with both buyers and sellers so ask family, friends or co-workers for a recommendation and interview agents until you find one you feel comfortable with.

Depending on the license law in your state, there may be different types of agents. For example, there may be agents with a salesperson’s license as well as agents who hold a broker’s license. In some states the license categories are broker and provisional broker. Any of these can help you. Typically, salespersons must be supervised by a broker. They can still do the same exact stuff a broker can do, they just cannot start their own business or work independently.
From your question, it sounds like you may be looking at a for sale by owner. If this is the case your agent will need to ask that owner if he or she will be willing to pay him for processing the sale of his or her home. If the owner will not, then the agent will ask you to pay for his services.
If you are looking at a house that is offered by a real estate firm or brokerage then you have 2 options. You can work with an agent from that firm, or you can work with an agent from another firm who will represent you as a buyer’s agent. Buyer’s agents will try to get you the best price possible, and you can usually get one at no cost to you. When the house sells the brokerage that offered the house will pay the agent or his firm out of their commission.
Any agent can help you with closing and making an offer. For the inspection you will need to hire a home inspector. This will probably cost around $300-$800 depending on your area. Trust me when I say you want to hire a home inspector. Real estate agents are only expected to know so much and will not necessarily be held liable for any and all things that may be wrong with your house.
Here is what you need to do. Go to a local real estate firm. Big firms are usually a good choice because they usually got big for a good reason. If this is a for sale by owner, any firm you choose will have agents to help you. If the house is offered by a real estate firm, you will want to go to a competing firm because in most cases agents at a firm cannot act as a buyer’s agents for property listed by their own firm.
Talk to an agent (be they salesperson or broker) and tell him or her that you need a buyer’s agent to assist you in purchasing a home. They will be able to guide you through the whole process from there. They will be very friendly and happy to help you. People who walk through the door ready to buy are always welcome.
