Most states require that you are an agent first, and after two+ years then you can study to be a broker. Being a broker means you own the company, and an agent work for a broker. As an agent you have to split percentage of the commission with the broker.

You have to be both. You have to be able to list properties and sell homes, you also have to be able to work with people to find the best property for them. I have never heard of an agent that had so much business they could concentrate on one or the other.

In Michigan, you have to an active agent for three years. You then have to take a broker’s test before you get acquire a broker’s license. Then you can make a commission off of your agent’s sells.
