Not ALL the programs are scams, although a large majority of them are so you must do your research.

As for this current RE market, a buy &amp; hold strategy would be the safest, most efficient measure to take. You do however, need to do your due diligence on the area you are looking to invest in. Do not try to go at it alone, assuming you are a newbie. Get educated by reading books, attend RE investment clubs (be careful not to buy into the crap they sell either), get a mentor, and surf the web for valuable information.

NO they are all scams - enlist the services of a realtor or real estate attorney and find a really smart mortgage broker who is a member of the National Association of Mortgage Brokers.
