What are the advantages of having a property rented out through a real estate agent?

Chaco-Yekke Downyonder asked:
I own a house adjacent to my own, which I rent out. A real estate agent recently told me I'd find it quite agreeable to have it all looked after by his office, and sent me a brochure listing all the services they provide. I've read it, but I'm still not convinced that I need a real estate agent to rent out that little 3-bedroom house. Or could someone convince me, please? I'd love to just place it in somebody's hands and forget about it. But I don't want to be foolish, either.

Depends how much they charge you. I would **** to have to deal with tenants, trying to collect rent every month, fixing light bulbs, blocked toilets etc. If the agent does all that for a reasonable price, go for it.

well… i would suggest not to believe the agents until you make sure that they are good at service.
moreover you should not go for it… since you are living next door it would be perhaps easy for you to deal with rentals and stuff..
still if you are okay with the brokerage the real estate guy charges you and you think they are legitimate then go for it

Depends whats his costs. If its little and you get at least money out of that deal, you could make it. On the other hand, if you do it by your own, you’ll get more benefit out of it.

To answer your title question: A realty office can be useful for finding a tenant. They will qualify the tenant’s financial background and typically charge one month’s rent to the tenant as their fee — no cost to you.
If you’re looking for property management, remember: it’s your house and ultimately you’ll have to deal with things. I would defer to the others’ answers.

It is possible that she would have more access to potential tenants when it is time to re-rent. But you could hire her on a “one-time” basis to do that.
The main advantage to hiring an agent is when you live in another state and can not manage the house on a daily or weekly basis..
