a good agent will show you houses regardless of what agency they are listed with. there is a realty service that list all houses on the market regardless of where they are listed. since he works on commission his goal is to get you to buy. the more houses he can show you the better chance he can sell you one
normally you don’t sign with an agent until you actually make an offer on a house. most of the time the agent is working for free hoping that you find the house you want while working with him

They call themselves dual agents if they have listings that you buy from.In this cse they represent the seller, not the buyer.

There are sites like redfin, movoto, trulia, where you can find an agent to help you. Do not sign anything unless you want to bid on a house, then you have to sign some kind of contract.

if they are a good agent, they will find houses that meet your criteria no matter who has it listed. Normally, they don’t like to do that because they have to split the commission with the agent from the other company with which the house is listed.
You do not ever have to sign a contract to use only one agent, however, it is frowned upon to use more than one agent on your own at the same time. Any paperwork that you sign will be for transfer of deed, releasing the real estate company of any liabilities, etc.

They really shouldn’t and if caught doing that it could be considered a form of steering and it could result in a fine, license suspension or loss. Some agents will do anything to make a buck and should be called out on it if they do something against the rules. Your state’s laws were established to protect you the consumer.

As for signing with an agent there are to types of contract.1) buyer agent exclusive right to represent. This states that if the agent finds a home you want to purchase the seller will pay commission.However ,you can sign this contract with more than one agent making it Competition amongst the agents to find your home.
2)Buyer agent contract, this requires a deposit from you. In essence this to assure the agent that you are only working with that agent to find a home.
Personal I work with my buyer on a hand shake.Once I find a home that they wants to purchase then the agent agreement is filled out because it is requires as part of purchase contract.Let face it , sometimes your first impression isn’t a lasting impression.

A GOOD Realtor (keyword: Good)..will show you any home on the market…in fact, a REALLY good Realtor will even help you negotiate a sale on a home that isn’t even on the market…..at all.
I had a client a few months ago that was interested in a house that wasn’t even for sale…we researched what she should offer…I went straight to the sellers…told them I had someone that may be interested in purchasing their home for about $25K above market value.
A contract was signed that same afternoon.
To eliminate a Realtor’s own listings is just plain stupid…all a buyer did was cut potentially excellent homes from viewing.

You need to find a company where the agent will represent you as a “buyer’s agent”. They will ask you to sign a representation agreement but there usually is no fee incurred unless you purchase and in most cases the fee (commission) is paid by the seller.
