Do real estate investor have to hang their license with a broker if they get their real estate license?

If you want to act as a Realtor (receive commission) you need to hang your license with a broker. But if you are only selling your own property you can often take total control of setting your own commission when working for a smaller (non franchised name) company and give yourself a zero commission listing. You may have to share some of your commission on listed properties you buy, but in the long run you will be way ahead of the game.
The only exception is if you are licensed as a broker, instead of an agent, and form your own real estate brokerage.

Where I am at a real estate agent never actually possess their license. It goes from the board to the broker. If you change brokers, it goes back to the board and to the new broker.

I am a real estate investor in the State of California I do not need a license to buy and sell property for my own account.
I do not know of any state where you need a license to buy and sell real estate for your own account.

depends on the state your are in, but a rule of thumb is , if you do investing only for you then it is not necessary, but if you do for others even giving advice or tips, then the ans is yes, check with your real estate commish of your state
