Where can I find Real Estate Investors in Alabama who would be interested in buying a home with a tenant?

I’m guessing these homes are dedicated to a certain specific group of tenants otherwise, there is not much reason to limit the sale to real estate investors only.
If you are looking for real estate investors, or just regular old real estate buyers, it sounds corny, but real estate brokers have the buyers. You need to get real estate brokers more involved. If the homes are all in one area of Alabama, split them up, and list them with 4 or 5 of the very top salespeople in the area.
Unless your inventory is dedicated low income housing, the odds are good that at least one or two of the pre-screened 23 tenants are willing to buy the house they are renting. Find the one or two tenants who could be owners.
You say you have a lender ready to finance the deal? There’s a car dealer in my area who says he has 52 lenders on his lot to get people into the car they want. Why do you only have one lender involved in selling 23 houses? Mortgage brokers know investors, and have a list of customers who have purchased investor property in the past. You should open up the financing options by getting a greater variety of mortgage people involved.
Some other ideas:
Existing real estate investing clubs
Create new real estate investing clubs
Market the entire 23 home inventory to real estate holding companies.
Come up with a catchy slogan: “Would you buy a house if someone else promised to make your mortgage payment?”
