We're looking to buy vacation property in Florida and I would like to know what areas of Florida have been hit hardest for real estate. We will be looking in beach communities I believe but want to know where the weakest areas are for real estate before we start looking. We're from the North and don't have a clue.

Orlando because of the huge glut of units and timeshares, and the Ft Meyers area because of the weak job market.

Not too many people like Florida humidity. Come and buy a place in San Diego, California. Here the weather is always nice and beaches are beautiful.

You can find good deals everywhere depends on the individual selling not the state… There is no weak area if its full of investors and Florida is full of investors then actual residents so prices are standing not a market changer just a bit lower even in a weak economy and slow sales because we are arrogant and corporate.

Beach communities have been the strongest investments in the state. Most have declined in value, but not as drastically as the interior sections, at least on the east coast of the state.
South Beach area of Miami is pretty weak right now. Orlando is on the interior and suffers from extreme overbuilding.
You should understand that most beach communities are still in demand so prices remain steadier than in other areas. That is, unless you are including the panhandle and the west coast of Florida where the oil spill has decimated beach properties and their rentability.
Go to Realtor.com and put in the various towns along the west coast, such as Panama City, Pensacola, Sanibel, Captiva, Fort Meyer, etc. You’ll see what is available.
