When flipping houses, is it better to get your own real estate license or just have a licensed agent help you?

I just got my real estate license and I have found a broker to hold it. I only plan to do about 2 transactions a year. Is it worth it to continue to be a licensed agent for my transactions or should I just find an experienced agent in the future? I work full time and I plan to do about 2 renovations a year. You’d be far better off paying an experienced agent than wasting your money on professional dues, when you’re never going to sell enough to gain the kind of experience you really need to price homes to sell, properly market them, and negotiate with buyer’s agents.

Dizzie is correct but you also have to disclose the non arms lent=length transaction to any buyer and that may make them skittish as well

The commission eats up a big portion of the profit for a home flipper. Your license helps you save a lot. Some real estate companies have special “deals” for agents like yourself who will not be using a lot of office resources.

IF you are planning to flip in this market, you really need to know your grounds. Disclosures, disclosures, know your state law, Arizona many investors flip in 2005-2007 and didn’tt have a contractor license, theydidn’tt know, can they be in future trouble?
