Depends on your state. Two to four years of college, a test and time spent working as a real estate salesman for a broker that sponsors you in Texas and another test.
Many brokers do not make much money. The deal is that you must be a good salesman. They get a commission of each sale. Typically 6% in this market. Salesmen get a cut of that 6%, perhaps 3% if they list and sell and less if they sell or just list.

In most states, you don’t need formal schooling. You must pass the state exam and register your license with a Broker to act as an agent. Tests are easy and very simple property descriptions and legal questions are asked. Then you just find a broker that will allow you to work under their license. Most agents are always broke. Every one I know is always hoping an escrow closes in time to prevent the repo man from taking their car. Some make pretty good money, but you need to operate without a scheduled income.
No sales mean no commissions. The dry spells can last for months. The typical split of a 6% commission is 3% seller’s office and 3% buyers office. Most brokers take 40% of that. As a salesperson, you get about 1 7/8 % of the sales amount.
This can vary of course, but it’s less than people generally think.
A lot of companies offer free training. The more agents they have, the more sales will occur. But that makes for a lot of competition. However good people always are more successful.
