You get your own real estate agent. He/she will work for YOU. If you go the one listed, he/she works for the SELLER.
Multiple listing service allows all member real estate agents to sell the listed home and split the commissions.

they are the same because most advertise homes on the Multiple Listing Association of your community. Any Realtor can sell any house and can also arrange for you to view the homes. It is easier for you to choose a good realtor in your community to work with exclusively. Then they will take all the information about what kind of home you want, what neighborhood, etc and give you the listings so you can drive by and decide if you want to look at it. They will also draw up the contract for you and present it to the Selling Realtor if the house is not one of their listings.
If you choose a realtor but happen to go to an Open House on a weekend by yourself, do not be tempted to let the Realtor who is throwing the open house to steal your business. These realtors will tell you “If you love this house, you better let me draw up the contract right now or you could lose the house”. This is unethical and often practice. Just tell them “No, I have my own realtor and I will call them and let them know I want to put in a bid”. That is ethical.
Many realtors spend hours helping people find homes and there is nothing more frustrating than people screwing them over on a moments notice by giving the sale to a slick salesperson.

If you want to just look on your own on the internet without my knowing where you are, my advice is to go to realtor.com. You can web search most markets that way.
You definitely want to find a buyer’s agent. If you are serious about buying. They will lead you through the process and their fee is usually built into the price of the home. A good buyer agent will save you money and time. In my market in NC, for instance, it is very common for sellers to pay all the closing costs. A seller’s agent is not obligated to disclose that, whereas a buyer’s agent is obligated to say. Closing costs may be $3,000 on a $100,000 house.
To find an agent in your market try. Many, many agents have blogs there and you can check them out incognito. Just be sure, when you establish contact, to state you are looking for buyer representation. Note that a few states don’t do buyer representation. In Florida, if I understand right, an agent only facilitates the transaction and represents neither seller or buyer.

I concur with a previous poster who recommended for searching for homes for sale. In the mean time, find yourself a real estate agent who can represent you as a buyer. This is paid for by the seller from the proceeds of the sale. You have everything to gain by getting your own agent and nothing to lose. And, do not agree to have the selling agent be your buying agent. This sets up a conflict of interest that almost always benefits the seller.
Your agent will have access to the Multiple Listing Service (MLS). This will include confidential supplemental information on the property that you would not have access to yourself. There are also links to tax and mortgage information websites where your agent can tell how much is owed on the property and to whom. This will help him help you to figure out what kind of an offer you would want to make on the property. He will also know how to submit a properly formatted offer, and know what concessions and contingencies to ask for when putting the offer together.
Another thing you should do is to contact a mortgage broker or lender to get preapproved for a loan. This will tell you how much of a loan you can get and the type of loan you qualify for. With this information, you can then determine how much of a down payment you’ll need and what your monthly payments would be for a given loan amount. You’ll also know what your price range should be when looking at homes for sale.
