Yes, you should invest now. Although in 5 yrs, the appreciation will probably not be much greater than it is now.

Is it really cheap or just down from being to high? Depends on where you are and a host of local factors such as unemployment. Wherever you are I would not count on rapid increases that showed up as the bubble.
