My opinion is that you must find a realtor that you trust and is sucessfull and has alot of knowledge in the area of town you want to buy in. When buying as an investment there are some key things.
1- Don’t pay retail ( want a good deal, but the deal is measured by what you want to do with property, rent vs flip)
2- Have an agent you can trust and working for you. Sometimes the most productive agents are not the best answer, you need an agent that can spend time with you.
3- Get with a lender to find out what you can do and that your goals match with what the bank will do for you.
4- Do not be greedy.
5- Be open to buying and selling
What to buy is hard
1- Buying to rent is a different method vs Buying to Fix and Flip
2- Price is more important in fix and flip situations.
3- Price and Location are more important in rental situations. You dont want a house empty, cause that pays NO bills
