Real estate appraisers are going out of business due to the HVCC that the federal goverment has put into place. You can’t even make a living at it anymore.

The appraisal business is super-competitive now. The banks are not willing to pay very much, so it’s hard to make any money on each assignment. You can do better by going up-market and specializing in hard-to-appraise projects, since there is less competition and the banks actually want good work from you.
If you want to get started as an appraiser in California, I’d suggest taking classes from these guys:

I took their classes to get my license and I found them to be a very good balance of teaching you what you need to know but not making it too hard.
