Can I still receive unemployment benefits and start working as a real estate agent?

I don’t think so. Once you become “self-employed” you’re employed and therefore no longer eligible for unemployment. But, you might want to check with the state (anonymously of course) and see what they say.

As long as it’s not a fulltime one and you receive unrecorded pay, yup. Otherwise, once the council finds out through the IRA that you’re already paying income taxes, they’ll immediately figure out your income and the stream from the unemployment benefits will dry out. but even if they make allowances until your first salary, that’s only 1 mth maximum.

Yes, you can work while you are collecting UC.
When you get your eligibility notice, it will tell you how much you can earn per week without losing benefits.
As long as you’re under that figure, you’re fine.
This is why I love recessions.
