The first thing is to realize real estate investment is very risky for the uninformed. You need to be prepared to take on a lot of responsibility to learn what you are investing into.

Its great to think that you could make that money but if your looking to give up a day job to this its much more to do with the steps. 

One of the better points of personal development in learning about RE is to look in your Community Learning programs. Usually they are put on at your local high school or Community collage. you can find people willing to teach you basics for 20-50 dollars for one night a week for a few weeks. 

Another resource is in the larger cities there are Real Estate investment clubs. Some are independent, some belong to a national federation. Most clubs will offer a first meeting free, next meeting 5-15 dollars and an annual membership of 60-120. 
There are online based clubs too which have multipul articals to read for a *free* membership. Search under REI (real estate investment) 
Another online option is to check your local meetup.com website and see if they have an investment group in your area. Yahoo Groups also has a few options of national REI groups where you can post questions. 

Now to your specific question to buying property and renting. I have no idea how much money you are talking about, and how much your hoping to leverage what you have.  Take the time to build a full balance sheet on all expenses to own a rental property to see if you really are able to make a profit its not just rental income minus mortgage. You need to include maintaince on the property for normal and renter caused problems, insurance, vacancy expense, property and federal income taxes. Dont forget you have to take into consideration your own time in thinking and working on this as well as any people who will be hired to help on this. Offset all of this with the idea of the average annual increase in application versus the average inflation loss of the dollars value. Then the last thing is the old addum . Location Location Location. Where do you really feel the area the property is in to be wanted by renters or a potential buyer in some future moment..

Depending on the license law in your state, there may be different types of agents.  For example, there may be agents with a salesperson&#039;s license as well as agents who hold a broker&#039;s license.  In some states the license categories are broker and provisional broker.  Any of these can help you.  Typically, salespersons must be supervised by a broker.  They can still do the same exact stuff a broker can do, they just cannot start their own business or work independently.

From your question, it sounds like you may be looking at a for sale by owner.  If this is the case your agent will need to ask that owner if he or she will be willing to pay him for processing the sale of his or her home.  If the owner will not, then the agent will ask you to pay for his services.

If you are looking at a house that is offered by a real estate firm or brokerage then you have 2 options.  You can work with an agent from that firm, or you can work with an agent from another firm who will represent you as a buyer&#039;s agent.  Buyer&#039;s agents will try to get you the best price possible, and you can usually get one at no cost to you.  When the house sells the brokerage that offered the house will pay the agent or his firm out of their commission.

Any agent can help you with closing and making an offer.  For the inspection you will need to hire a home inspector.  This will probably cost around $300-$800 depending on your area.  Trust me when I say you want to hire a home inspector.  Real estate agents are only expected to know so much and will not necessarily be held liable for any and all things that may be wrong with your house. 

Here is what you need to do.  Go to a local real estate firm.  Big firms are usually a good choice because they usually got big for a good reason.  If this is a for sale by owner, any firm you choose will have agents to help you.  If the house is offered by a real estate firm, you will want to go to a competing firm because in most cases agents at a firm cannot act as a buyer&#039;s agents for property listed by their own firm.

Trust me when I say you want to hire a home inspector.  Real estate agents are only expected to know so much and will not necessarily be held liable for any and all things that may be wrong with your house. </p>
<p>Here is what you need to do.  Go to a local real estate firm.  Big firms are usually a good choice because they usually got big for a good reason.  If this is a for sale by owner, any firm you choose will have agents to help you.  If the house is offered by a real estate firm, you will want to go to a competing firm because in most cases agents at a firm cannot act as a buyer&#8217;s agents for property listed by their own firm.</p>

Nope, the estimate for the real estate to go back to at least its normalcy could be longer than a year from now. A lot of people got into a credit mess and to get out of that will take more than a year. 

Although, there are still a lot of people that has good credit standing - those people that earned 6 figure income and combine - these people will be the **** saver if they will continue to own more than one property.

It&#039;s really a matter of fact that some people that does not have at least higher income than 80,000.00 and has  debt, ie. car payment, student loan, and other extra curricular expenses
should not look into buying a house no matter how inticing the offer from a lender is - additional to debt is the very low credit score due to being late on monthly payment which is due to so many account with different companies, department stores. It just doesn&#039;t make sense - there&#039;s no way they can afford a house payment with all these lingering debts. They will just put themselves into deeper shthole. What do you think my friend? Am i right?</description>

You only need 2 things to be able to flip a home. First, you need to find an attractive property that will sell very quickly. Second, you need to find a buyer within a very short period of time. That is a problem that I have found with real estate people. they appear to be merely sales people that have been picked up off the street and run through some simple perfunctory classes for a few weeks and then they are turned loose to represent you on the most important financial decision that you will make in your life.

A doctor cannot remove so much as a simple hang nail with out 4 years of medical school and 3 years of a residency on top of that . They also must pass a very rigorous licensing exam.

Real estate brokers can do far more damage than that doctor removing a hagnail if they make a mistake.

Yet real estate agents have almost no training and no real professional  standards to speak of

This needs to change.

I recommend that you contact your Congressperson. 

Find out if they support rigorous new Federal Legislation to require much more rigorous federal licensing standards and federal licensing requirements for Real Estate Brokers and loan officers who are involved in a purchase or refinance involving a Federally Insured Loan.

Federal Licensing will permit much more rigorous Educational, examinattion  and training and experience requirements than is now required of real estate agents and real estate lenders.

By introducing much more rigorous educational, examination and training requirements and also new tests of character requirements and financial responsibliity when they make mistakes we will weed out many of the frauds and the incompetent and will be left with a much more competent and honest group of people in the real estate industry.

The E-mail letter he received had 5 names and addresses listed on it and contained instructions on how to send one $5 dollar bill to each person on the list. 
Then delete the name and address at the bottom of the list (Report # 5) and move the other 4 names and addresses down one step, 
finally adding your own name and address to the top of the list (Report # 1). 

The letter goes on to state that you would receive several thousand dollars in five-dollar bills within 2 weeks

the Post Office Box that his parents had gotten him for his video-game magazine subscriptions began to fill up

This simple note made the letter lawful because he was exchanging a service (A Report on how-to do something) for a five-dollar fee.

<p>As it turns out, the boy had been sending out, via E-mail, a type of &#8220;Report&#8221; to other E-mail addresses that he obtained off the Internet.<br />
Everyday after school for the past 2 months, he had been doing this on his computer in his bedroom. </p>
<p>&#8220;I just got an E-mail one day and I figured what the heck, I put my name on it like the instructions said and I started sending it out&#8221;, says the 15-year-old. </p>
<p>The E-mail letter he received had 5 names and addresses listed on it and contained instructions on how to send one $5 dollar bill to each person on the list.<br />
Then delete the name and address at the bottom of the list (Report # 5) and move the other 4 names and addresses down one step,<br />
finally adding your own name and address to the top of the list (Report # 1). </p>
<p>The letter goes on to state that you would receive several thousand dollars in five-dollar bills within 2 weeks<br />
if you sent out the letter with your name and address at the top of the 5-address list. </p>
<p>&#8220;I get junk E-mail all the time, and really did not think it was going to work&#8221;, the boy continues. </p>
<p>Within the first few days of sending out the E-mail,<br />
the Post Office Box that his parents had gotten him for his video-game magazine subscriptions began to fill up<br />
not with magazines, but envelopes containing $5 bills. </p>

Post Office Box had 1 magazine and about 300 envelopes stuffed in it.&#8221; </p>

However, I did not get a salesperson license before I got a broker&#039;s license. The law that you have to be a broker for 2 years has not been mandated yet by the state of Illinois legislature. And to answer your other question usually, from what I&#039;ve heard, if you are a real estate broker and start with a firm, it&#039;ll be like you&#039;re just a regular salesperson and have to be sponsored by another broker, which is why I chose to go into business for myself. no--in our area they give their customers (buyers) sometimes a thank you gift --- the easy deals make up for the hard ones and their commissions is their gift -- you were kind enough to go with them, and they should give you a gift like an business gives their clients gifts during the holidays. they need referrals. your good will is already there. write them a note if you want. but don&#039;t set the precedent for more palm-greasing--heavens knows we go through enough of that in real estate things....tell her you&#039;ll refer others--the best gift!</description>
