I have to renew my real estate salesperson license. I no longer work as a realtor, but like to keep it active as I will be buying a home soon, and may decide to get back in the business in the future when the market improves. How can I park my license so it will not expire? I am in the state of Illinois and not sure how it works here.
I’m in the process of getting my Tx real estate license. I only have one more step which is taking the state test.
The problem is, my husband and I are going through rough times, and I can no longer depend on his steady paychecks. I’m afraid I won’t be able to work as an agent seeing as how there is no stable income. Are there any other directions I can go while using my license?

Hi, I am wondering how a finance real estate professional makes an income from handling Foreclosures, in any aspect. Is it similar to “points” and a mortgage broker’s way of income?

Without looking for a foreclosure, how could an investor buy-back the piece of real estate that he just sold, at a better price? Is it possible? After the closing of the deal what possibilities are there for the person to buy back that property, is there a common process to do this? What are some options to do this, if it is even possible?

An apartment locator brought her daughter to lease and apartment with us. Two months later we found out that there was a different person (not the daughter) living in that apartment. This other person said she was supposed to live in that apartment and she had a written contract with the real estate agent. Are there any consequences for the real estate agent for illegally subletting an apartment she had no right to?

I doubt that it means approval by the buyer’s bank, because some buyers buy cash and have no bank. Alternatively, for buyers who need to get a mortgage, obviously they need a bank’s approval, and there’s no reason for a real estate listing to say that, because that statement would be apply to everyone who’s buying with a mortgage.
I think the statement refers to the seller’s bank. But I can’t figure out why the seller’s bank would have to approve a sale.
Does anyone know what’s the rationale for a statement like this?

Thanks for the suggestions, but it seems unlikely to me that this wording refers to bank approval of the buyer. It is always true that a buyer getting a mortgage needs bank approval. Why would a listing or an advertisement waste the words to emphasize something obvious. This wording does not appear in every listing, only a limited number. I think it has some specific meaning concerning the situation of the seller. The answers here suggesting that this is a pre-foreclosure situation for the buyer seem more likely to me.
I haven’t declared my major, yet. I’ve heard graduates with marketing, finance, and construction management degrees all tell me they have the best degree for the residential real estate development field but I’m throwing out this one to everyone too.

I am involved in a 3-way investment on a rental property and we are being forced to sell because of a DOT project. Our profit on this property will be approximately $75,000 and we need to figure out how to split this up. Being close family members, we weren’t too concerned about figuring this out we bought the property.
I would really appreciate any suggestions from real estate investors experienced with partnership investments like this.
Here are the figures for the capital and work/mangement invested by each party.
Investor #1:
Invested $150, 000 by taking out a regular home loan.
Lived at the property and payed “rent”.
Did 85% of the maintenance, improvements and rental property management.
Investor #2:
Invested $75,000 from a home equity line of credit.
Did 0% of the maintenance, improvements and rental property management.
Investor #3:
Invested $25,000 from a home equity line of credit.
Did 15% of the maintenance, improvements and rental property management.

I own a house adjacent to my own, which I rent out. A real estate agent recently told me I’d find it quite agreeable to have it all looked after by his office, and sent me a brochure listing all the services they provide.
I’ve read it, but I’m still not convinced that I need a real estate agent to rent out that little 3-bedroom house.
Or could someone convince me, please?

I have been reading a lot of books on real estate investment and stocks. I want to start investing. At the moment I’m short on capital however I would like to receive training (mentoring) on investing in the meanwhile. I learn good by reading but I learn excellently when someone is showing and explaining thing to me.

We are in the process of writing a contract / signing a contract on a new home, from a decent size builder. I have heard a good tactic is to go in with a real estate agent I trust, and then have an agreement to split some of the profit with the agent, since as the buyer the price of the home wouldn’t increase, but the seller (builder) would be out 5% or so of the home cost.
Can someone confirm what an agent would get going into this contract with me (house is in IL and worth $307K)?
Also, if I asked the builders in advance if they could make it worth my wild to NOT come in with an agent on the contract, what do you think is fair to ask them to do for me? Example I am thinking is to have them come down on the price of the home by 5K, or ask for them to stay at 307K, but throw in 5K in options free.

Are there additional costs involved when the real estate agent adds photographs? Or do the agents just pay dues which give them the access to post as many listings as they can generate within a year?
